How we construct our garden rooms

FLOOR & FOUNDATION

 

We build our rooms onto a 125mm solid concrete raft. The area will be dug out deeper than this then levelled off with hardcore and consolidated with a vibration impact machine. The area will then be shuttered off and covered with heavy a duty damp proof membrane before the concrete is poured and levelled.

STRUCTURE

 

We use 125mm x 50mm treated timber to build the frame structure. This is then stabilised with the covering of 25mm thick OSB plywood sheeting creating a super strong construction that will withstand any British weather.

INSULATION

 

All our garden rooms are built to the highest standards. The walls, floor and ceiling sections of our garden rooms are insulated using super efficient Kingspan PIR rigid thermal insulation. This means that your new garden room can be toastie warm through the Winter months.

VENTILATION

 

We create a moisture free environment by designing our timber garden buildings to breathe, just like the best modern homes.

Our buildings are all designed with air cavities that allow a continuous airflow throughout the walls and ceiling, helping to protect your building from condensation and mould.  It is then wrapped in a breathable waterproof membrane which lets air and moisture out, but stops water getting in. All of this increases the comfort and longevity of your garden room.

ROOFING

 

For our flat roof models with a gradual slope we use PermaBond EPDM rubber roofing system which is unmatched in terms of longevity and performance, offering 100% waterproofing over an expected lifespan of more than 50 years. This can be supplied in Black, White or Anthracite Grey. For bespoke designs we can carry out any specification for roof design and coverings.

ELECTRICAL

 

Our quotation includes for the installation of up to 3x electrical sockets and 2x lighting fixtures as standard but will accommodate the customers needs within reason if more is required. All electrical work will be signed off by a fully qualified electrician.

 

(Please note that our price includes the completion of electrical work in the garden room only. A Separate quotation will need to be given for the connection to the main house as this can have many variables in each situation such as the possibility of a compulsory fuse board upgrade and the distance from the house to the garden room. We will price for this on a job to job basis but can assure it will be a very reasonable cost.)

 

​CLADDING

 

For our standard value rooms we use affordable but very effective pressure treated panels which have an expected life of 20 to 40 years. For bespoke builds we can provide a variety of cladding finishes such as the popular choice of Cedar wood.
